We advise all our clients to retain an attorney for their real estate transactions and suggest that the other side of the deal be represented by an attorney, too. New construction purchases
When clients are purchasing property that is newly constructed, we negotiate for them directly with the builders and the owners. During construction, we oversee the project to make sure that the terms of the contract and completion schedules set up by the lender are followed.
Solving zoning issues
Zoning ordinances must be adhered to by owners of real property. We assist clients in making applications to zoning officials in order to permit a particular use of the property.
Lien searches and resolutions
Sometimes there is a lien on the property that is being purchased. This could happen when a seller had previously borrowed to purchase equipment and pledges the real estate as collateral. If the equipment is not paid off at the time of the sale, the lien will encumber the property and the buyer will not have clear title. We protect our clients by negotiating with sellers to make sure that liens are paid off.
Protecting purchasers of real estate
Buyers of real estate need to have many documents in place before closing on property. Our attorneys prepare many of these documents and perform many of these tasks, such as:
- Getting title insurance
- Obtaining information from the lender
- Preparing the required closing statements
- Satisfying outstanding liens on the property
- Paying for items required by the lender
- Recording the deed, mortgage, and other documents
